Just don't collect fees from 6 applicants over the course of a few days and rent to one of them, because then you might have 5 upset people to deal with!

You or PM should listen first then decide on an amicable solution to the issue.Tell the tenant they can't just pay what they want without prior approval but that you are a reasonable person and are willing to work out issues in the future.I would be more upset with a PM that can't handle changing a hot water heater in 24 hours.

Can't change it now, but two rent increases in two months is unprofessional and I'm not surprised the tenant is upset.

As a side note, I fully intended to use a property manager from the get go, and I discovered they usually charge around 10% assuming that is fair enough to not fight over, even if I only make $100 a month (profit) then I would consider it a victory, albet a small one.

Thus far, I’ve had sellers get upset with me for what I offer and they aren’t even willing to negotiate when I suggest to tell me how close they’ll get to the number I offer.

I have had some upset applicants who waited too long after being qualified or didn't complete their Smartmove request timely and lost out to another who did, but I direct them to where the application states my process.
