Others are intangibles like salesmen ship.. that was my strength I learned from some of the best land salesmen on the planted and learned how to close.. thats the key.

I want to learn as much as I can and save money until I’m ready to jump in.That being said I currently work at a manufacturing plant.

Avoid high tension power lines, main busy streets, flying lead, homeless people, pawn shop neighborhoods, train tracks, garbage dumps, factories, airport flight paths, sink holes, mud slides, beef rendering plants, streets with broken windows and broken street lights, drug dealers and girls that work the streets.Why do you ask?  

If possible, plant a good cover crop (grass).

Planting some annuals, putting up some solar yard lights and maybe painting the porch can improve the value, but none of these things will be expected to add to the life or servicability to the property.

At least here in CO anyone can grow some limited number of plants.  

There are also trees around the lot, which states that if I plan to cut it, I have to plant new, which is fine because I can add it to cost.
