I think they both have their place but suffer the same kind of fate: short seasons.

On the other hand, don't be so thorough that you suffer from analysis paralysis. 

In-place syndication investments are likely to achieve lower returns than expected, and I'm sure more than a few will suffer loss of principal, primarily ones that were improperly structured and managed by inexperienced sponsors.

I wish I would've realized that I would be "suffering" before I could see any results. 

For example, annual job growth has suffered over the years.

Following years of inefficient management, the property suffered from significant deferred maintenance and neglect.

Personally, I can be a vindictive SOB on occasion so take him to court, countersue for lawyers fees, emotional suffering, loss of other investing opportunities, specific performance, breach of contract etc.

It won't help our family [except in satisfaction, which is kindof a big thing] but we have a friend in the media who would like to publicize how this happened not only to us, but many of our neighbors sufferred greatly [some even moved]because the particular bank who owned the property  before we bought it not only never disclosed this, but that when neighbors called the police BEGGING for assistance that the police could do nothing because the bank did not want to press charges or go to the bother of evicting them [until they finally decided to sell the place]

I'd guess that 90% of all the wholesaling information on the internet is bad information, the methods used by most take you down a road that is loaded with illegal and unethical practices, those who may disagree are suffering from "cognitive basis", you can look that up. 

I've been using him for about two years and have been most pleased with him out of the, unfortunately, three others I've had to suffer through.
