I think they have kept that a semi insider secret for a bit .....but now with interwebs....you know, there are no REI secrets. 

Other than building a brick wall with thorn brushes etc around your property (semi-imprisoning your tenant) and keeping incident records as you / your tenant and the other neighbors call the spca, i'm not certained.

@Winter Heintz  if you are in a rural or semi rural area you may be talking to everyone looking for your type of unit and if you are basically the least expensive of that size unit you will get people on the edge.

I also flip penny stocks, buy/sell option credit spreads, and invest in a few long term Tech/Service stocks in my free time.I would be happy just replacing my income in anything by the time I'm 35 (Passive/Semi Passive that is.

At 40 I'd pretty much be semi-retired, but keep growing my capital and be able to enjoy my time with my family and kids.Best of success!!
