absolutely will..with a starter home that i flip, it may not be necessary, but the kitchen is so small that it doesn't pay to not do it..i don't have any empirical evidence, sorry to say....but i can tell you there's a wow factor when you're doing something better than the competition...if kitchens sella house, why not dress it up for a little extra?

If you don't write anything that might alarm the buyers about the mold -- and if there is no evidence it still exists -- it probably won't be a big deal.

What would be the risk to a lender if you did not pay - they would be buying your home at 50% of value + foreclosure costs.With $30k of last years income and if you can show evidence that you are on track this year to repeat or better that figure this year, you should not have a problem.

Plus I've seen plenty of evidence in my own rentals, that the tenants that setup on ACH stick around longer because they don't have to write a check or think about the big rent payment every month.
