I would be walking the site as much as possible asking questions and reviewing invoices.

He has access to tons of sub-contractors who he bills for some of them and I can pay by check for those or others they send me their own invoices and I pay them directly.

They aren't perfect at it yet but they are doing pretty dang good already.

Call a guy out, have him write on the invoice it was improperly repaired by an obviously unqualified person.

A draw model would have you fronting a certain amount of the repairs, getting invoices to show as paid from the various contractors, and obtaining mechanic's lien waivers in order to then get a certain amount of money refunded back to you, which can act to replenish your capital available to the next stage of the renovation. 

A copy of all receipts/invoices are included with their the remainder of their security deposit.That said, you can't go overboard.

When you turn class tracking on - a drop down box will now appear on every transaction screen (ledgers, bills, invoices etc), then you just pick from whatever property (or class) you need.
