for a case study one simply needs to go to Charleston SC and cruise around the NW side of town in a historic rough area and see the transformations happening.. 

Would it work as a vacation rental (can you add amenities and make it a destination)? 

We have 6 in the Smoky Mountains and Emerald Coast (Destin-PC Beach area).

Since we are a driveable destination we will be able to recover quickly as long as the local officials cooperate. 

Our main goal is building long term wealth, second is cash flow, and third would be a destination property we could use when not rented out. 

I do have a few great co-workers in Texas and seems like Austin is a great destination for tech workers. 

Coastal NC is not a popular snowbird destination.

@Lola Omishore thank you so much for the wisdom I would really like to conversate with you as much as possible and just soak up as much knowledge and information I can get , financial freedom is the destination and it seems like you know the best route to get me there

4) Florida Panhandle (Navarre, Pensacola, Gulf Breeze, Fort Walton Beach, Destin, Miramar Beach, etc): The Panhandle seems very STR-friendly from what I can tell.

I’m really looking for a winter destination that is either warm or ski worthy.Thanks for any input or suggestions!
