The area that I've been concentrating on is the area around Condor Park just south of the BUS 190, which looks like the line dividing the city, or I could be right above it, I'm not sure.

My point that condo fees and HOAs are eating up some cash, that's why I concentrate on single family in desirable locations with good public schools...

Honestly, at this time I would concentrate on building my credit.

There is so much going on with towns like we are in if you are willing to look and have the eye for it because what I know with Rome is that it is such a huge concentration of medical specialists.It definitely would be a great market to do student rentals in especially with Shorter and Berry being that close to each other. 

Even within our neighborhoods, the violence is concentrated to certain areas/blocks of certain bad neighborhoods.

I would invest in the expanding legal cannabis industry real estate market (huge niche) or growing markets where professionals 35 and under are sticking around like South Bend, In.

However, one of the BP podcasts, I can't remember which, had a fella who really did concentrated mailers, writing personal letters to a concentrated group of owners that fit his specific criteria.

@Bridget Smith-Osbourne I am probably not telling you something you don't know already (since you own something on the other side of town) but Fayetteville is very transient due to the military personnel concentration.  

The 1031X gets rid of all your Vallejo exposure at that price, selling the house and keeping the lot as a kicker gives you some speculative upside if Vallejo keeps going, and the cash-out option gives leveraged exposure to Vallejo, the most concentrated bet on the area.
