Concentrate on properties that have been on the market for a long time.

Turnkey is one in my area who does this, but there are others popping up depending on your market concentration.

Then somewhere down the line, i switched to concentrating on being debt free.

I concentrate on liens in those areas.

Fast forward to the past few years, and the area is now highly desirable because of the high concentration of "intact" historic homes as well as quick n' easy access to subways.  

Sometimes I'll go a week without getting any leads, other times I'll get 6 - 8 submissions per day (this is on my absolute best of days).The only downside is - these leads are coming in from all over the country, so it's difficult to keep my business concentrated to any one market (and it's definitely harder to make offers and sell properties in a market you don't fully understand).

Just a suggestion - outsource your negotiations, concentrate hard on marketing and try to differentiate yourself.To Your Success,

I am going to concentrate on section 8.

However, I have gotten very familiar with the properties in the county that I concentrate on and have purchased liens on the same properties multiple times over the last few years. 

The developers concentrated on that area over the last few years and created a glut.
