Have one right now where the owner filed bankruptcy to stall foreclosure on several properties but eventually they did start selling them at the foreclosure auction.I was willing to buy them before the sale date but the agent had no clue who to handle the situation so this particular property went to the auction.  

Notice of default (foreclosure).. constantly stay in their ear , from start to finish.6. discharged/dismissed bankruptcy cases (get from pacer)7.Tax lien sale- published in legal news papers when auctions come up8.

But now this project is in the millions and if crap hit the fan and I couldn't work out a loan modification, I would have to declare bankruptcy.  

@Ralph C. haven't tried yet, but if the price is right and you can bail someone out of bankruptcy and get the property at a cheap price I don't see why it wouldn't work. 

It takes one crazy tenant to drag you all the way to the Court of Common Pleas and potentially to the Commonwealth Court and the Bankruptcy Court.

Just keep in mind that the city recently filed bankruptcy.

So I did a little research on the golf course.Turns out the developer held the title on the parcels and was in bankruptcy.

If I call him and find out, he just lost his job, and filed bankruptcy, then I know he is not a good prospect.
