Some areas in the Paradise area can be a bit rough but, they're conveniently close to the Strip, Airport, UNLV, T-mobile, etc.

Conway is a major year round rental area but anything lake adjacent and within 20 minutes drive it a mountain will attract year round rentals for the most part.
