Unskilled buyers often look for high cap rates and just spin wheels learning with limited years left on lease, weak tenant, poor location, price point too small they won't be able to get the debt they are seeking.Some people get upset when I tell them the reality.

Yesterday they only answered 3 of the 7 calls that came in.Worse yet...They have been rude to a customer They answered a call with "Hello" instead of answering in a more professional manner and with my company nameAt least one call-taker sounded like she just woke up when she answered the phoneOne caller said she had to call six times before someone actually answered the phone.Another caller just wanted to leave his name and number so I could call him back, but the call-taker got upset that the seller wouldn't answer all of her questions, so she angrily told him that she would just take him off of our list!

I was really upset last night when I got the pre-sale inspection results (probably looking at 10's of thousands of dollars in repairs...then I'd hoped to do some updates), but you have given me some hope for not spending QUITE as much! 

He's discouraged and upset, and I'm both sad and annoyed that he's not seeing any of the positives. 

I ended up setting up one LLC for flipping and one LLC for rentals and they both fall under one trade name.

We are so upset by this entire experience!

A defaulting bidder at any sale or resale or any defaulting upset bidder is liable on his bid, and in case a resale is had because of such default, he shall remain liable to the extent that the final sale price is less than his bid plus all the costs of the resale.

In other words, get educated first or go into a deal (as I did) knowing that there’ll be lots of bumps and delays and arguments and upsets, but these are all important lessons.The property sold two weeks ago.

Im not upset just want to work  my way into being on the good end of the deal.
