I found a 7ft tall pantry 30" wide exactly like the kitchen cabniets on CL for $150 here in AZ a lot of house were made with these kind of cabniets so they are a bit easy to find. 

Both jobs were made more tolerable with disposible rubber gloves and the mechanics gloves are the right weight, the right fit, and the right cost.The shop vac got used to vacuum hair out of the vents, a piece of broken glass out of the garbage disposal, and little shavings of new vinyl floor where the edges were trimmed to fit uneven walls.

New paint, maybe new tile floor, matching accessories: towel bar, tp holder, toothbrush glass, flower vase or basket, and soap dish.Then bright colored rug, coordinated shower curtain, towels, soap and silk flowers.Tie the towels back with rafia twine, place a flower in twine.

I'll send over some pics when I get closer to closing on this one, and perhaps we can chat about whether lollipop trees, or a similar strategy, might work with my huge brush yard.My brush is so tall/thick, I'm not sure a brush hog rental will do it, we might have to go with an excavator attachment.  

I have seen TONS of rental units sprayed ceiling to floor with beige or some other neutral color semi glass paint....and it was horrible!

The only panels that I can find different are Tesla's solar roof and uses tempered glass.

@Kurt GranrothNo matter if your projections worked out they way you thought or what the S&P did I think you'll do well in your investing journey over the long term since you have the psychological make up that few investors do: 1. you put your investing thesis to paper and in a public forum to boot, which makes it hard to have rose colored glasses when looking back in hindsight; both for failure and success. 2.

Had to break in, which wasn't a big deal since there were already small panes of glass broke in the door I guess, though it was a frustrating way to start things off with the new purchase.

This alone takes care of all kinds of excuses, sob stories, tall tales & BS.

Shooting from the hip the shower is likely more expensive, there isn't a significant price difference between a shower pan and bath tub, the square footage of tile on the wall is very similar (unless it is a bigger party shower) but to do the shower right you have to install the glass door which will run a few hundred installed.
