I have found with lenders that it's fun to try and hit the soft spot, when they finally give in. 

I know carper is soft, warm and easy, but it can be damaged super easy.

If we tame inflation and experience the Fed's "soft landing" then bonds will benefit and mortgage rates will go down.

Good article - many people fail to remember those soft costs (realtor fees, conveyance, town taxes, utilities etc).
