I may be off base, but based on my own personal experience, it seems that FCs that occur now are the properties that are more or less abandoned (or all communication with the lender has been cut off).I may be wrong, but that's how it looks from my point of view.

Your tenants would pay part or all of your mortgage, plus you would get loan paydown and appreciation.

What about the co-signer, should I ask for one or all 3 students to have a co-signer?  

If you do any or all this, in addition to moving your checking or savings account over to them, I think that will go a long way to building a good relationship with a local banker.

My preference would be to buy and hold most or all properties I can in the Redding area, but unfortunately the numbers just didn't work for me in most cases... 

You may want to consider getting a Line of Credit (LOC) on some or all of the properties.
