Are you in a market where asbestos remediation is common?

Remediation is extremely expensive and is something that I don't want to do.If its something that concerns you, you might want to get an asbestos survey for older properties that you are looking to do extensive rehabbing.

Removal of these tiles can be DIY - check your local laws that regulate this; in some areas, you MUST use a certified remediator regardless, in other areas you can DIY up to certain amount of sq ft of asbestos IF it is non-friable and no respirator is required if non-friable.

If a professional determines that you do have some kind of environmental hazard (lead paint, asbestos, ...) then there can be more stringent requirements on disclosure, remediation, etc.IANAL.... 

I'm not an asbestos expert, but  I believe encapsulation is a legal remediation method.If so what is Buyers problem; insurane not paying for damage or raising rates?

They paid $5,500-ish ($3,500-$1,000 deductible for new flooring, etc and $2,000 to a remediation company they sent in).

Lawsuits started causing it to get phased out in the 1960s, but you could be found in certain construction materials as late as the early 1980s.If you are rehabbing houses, you need to decide what you are going to do to the house and whether or not that will require remediation.  

The agency sent us paperwork to complete along with a plan to remedy old electrical and update plumbing.

My main concern is that I had a water remediation address the immediate flooding and a general contractor to start repairs on the drywall, insulation, trim/baseboards, and minimal repainting because my tenant elected to stay in the unit throughout the whole process.
