Too many investors buying to rent changing the demographics to be consistently reliable to flip. 

It hadn’t even occurred to me to focus on listening to episodes featuring guests from my age demographic to hear how they may have conquered similar problems!

Have never had late rent or anything like that with the demographic of tenants. 

We have some of the strongest demographics in the world and one of the most educated populations.We are no longer on the cheap side but I still think we are the best...I am biased but seriously Utah County is where any investor should be considering.

In terms of long term success, the demographic trends and economic growth matters more. 

I check the crime and the general income demographics-- you want your median income to be ~3x the planned rent.
