Would you rather spend your time sifting through 25 sub-prime applications, turning over trashed apartments every year, and potentially dealing with drugs/police raids/disputes/evictions/etc....or would you rather take a little time up front to find the tenants that are going to take care of your property and pay rent on time?

You might be able to find out by requesting police reports based on that address over the past couple of years.

The police, the building and safety, etc all administrations in south LA are highly disfunctional and neglecting. 

Check rents on Rent Cafe or Rentometer, crime stats through the local police departments, school ratings through Great Schools or School Digger, etc.

But check with the police and an atty. 

If somebody wants to break into one of my rental houses because they got on here and viewed my post then so be it go ahead and break in and then I'll call the police and file a report and then I will file an insurance claim for damages...its that simple...

The reality is the HUD police is not checking to see is you sell within 12 months.
