It OFTEN happens, more times than you would think and as much as 50% of the time.The requirements for a righteous sale have been legislated much more difficult over the years.There are 3 notice requirements and if ANY of the 3 is deficient, it could be enough to set aside the tax sale.

In cities where ADU's have a history there has been no over-saturation of them, which is why there was no heartburn by legislators to amend the bill with a sunset provision to the issue.Thirty years ago in my city developers were allowed to knock down a SFR and replace it with a three-story 8 unit behemoth with vastly insufficient parking.

With your father's death, you have a lot on your plate (probate, etc.) and though it's already been a few months, it seems that you are uncertain whether you'd like to be a landlord across the country (and manage a PM once you've shopped around and find one that you like and deem competent) versus selling the property (and taking that emotional burden off your shoulders in a way).
