As stated, any transfer (create an LLC and sell it subject to existing liens...maybe a trust, but technically a land trust is a pass through entity so its technically still your tax unless you get into more sophisticated stuff.

I've noticed much harder to charge on small projects & if you are contributing very little capital- syndicaiton mgmt fees typically around 1-2% in addition to 3.5%-5% standard mgmt fee- There is typically a very tight relationship to the amount an individual has to invest & their sophistication.
