You're certainly in a very good financial position to start shopping for a multifamily and obviously are prioritizing your real estate education.

If you are going to have them manage your 70 unit, and there is a 150 unit 2 miles down the road, don't expect things to get taken care of right away because more than likely they will prioritize the larger complex when it comes to things like repairs, emergencies etc.

I would prioritize based on bad tenants followed by bad units.

They are telling you they are bad with money and prioritize other things besides paying you back.  

Have you checked with MassSave to see if they will do an energy assessment which would include a prioritized list of things you can do?

The best play would be to do what I've seen @Dennis Burian do and grab coffee with some members of the OKC RE community and learn how to maximize collaboration. 

We're not competing against one another, but collaborating. 

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

I think it's smart that you prioritize appreciation over cash-on-cash return.
