I'm pretty sure new homes in the whole park would elevate the lot rents and help overcome the stigma of the slumlord park history.

I have already considered EVERY SINGLE ONE of the "what-if's" or "how are you going to over come this or that's" posted on this thread thus far BEFORE I made this decision.

Not one that is impossible to overcome by any means, lots of people do BRRRR OOS, but you have to put in the time and legwork to build your team before you start deal hunting. 

So we started chipping away at every obstacle.It took about 6 months but we did end up overcoming all of it.
