Tony, my understanding is that Massachusetts is much more biased toward tenants, whereas Rhode Island is pretty evenly fair to both tenants and landlords.

Just my own bias have been there several times….

My hope and bias are that others agree that what we just received as appraised value is odd, overvalued possibly and just hard to believe. 

While almost anything is POSSIBLE, investors will reject those deals that are “non competitive” either return wise or by the deal being too biased in favor of the sponsor.

I don't have any experience with long-distance investments.As I am just starting my real estate investing journey, I'm also wondering if I should bias towards cash flow.

Also, he/she will tend to be biased towards that inventory.Many people ask me for reference and I always reply that I don't work with buying agents.
