I know our real estate office has an area in our printer room devoted to advertising home inspection, warranty, staging, pest control, handyman, move-out cleaners, etc., so maybe drop off a few flyers perhaps offering a discount off your normal service fee to local real estate offices. 

She also owns air purifiers, smoke buddies (a device that eliminates odors and smoke) and an elite carpet cleaner so that the smell is not noticable.
