The repair to the roof is pretty straightforward but it depends on roof materials and condition. the other issue could be water damage to the surrounding sheathing and rafters which could cost more. if it was all good, and just a matter of removing chimney and replacing sheathing and tooting in asphalt shingles, I'd probably do it for 1000 if it was a day project.

For us, "project completion" is defined as the date when all work is complete, all inspections passed and permits officially closed, and the final client walk-through is complete and approved (we complete a preliminary walk-through in the last week of the project to blue tape any remaining issues and create a running "punch list" that is shared with our clients so everyone is on the same page).

pretty easy just a peice of paper for pay or quit and some tape,, I'd also mail out a copy You won't be able to move anyone in if you don't follow up and figure out how to take care of this deliquent tenant.. who knows maybe the place is already empty.. ever check ???

But I wouldn't use a sprayer in a rehab, because it would take too much time taping and covering everything so the paint wouldn't ruin everything.
