All of the gurus use the same systems techinics tactics phrases as if they were all taught by one person.

I'm an investor in Vancouver WA just starting out and looking for a mentor to help learn the area and what tactics work here.

Negotiation tactics?

There are agents who still use those tactics in my market, but most agents will let you walk away scott free if it's not a good fit, if they try to have you penalized in some way by leaving them, then it's probably not going to be a good fit for you anyways.Ask your potential Realtor what they policy to walk away from agency is. 

One tactic is to try to reduce the price after the inspection period.  

Same tactic the mafia has used for years....no different.

It may very well have been a potential "scare tactic" they were encouraging you to use on unwitting landlords with difficult tenants, to coax them into selling to you at a discount. 

LIke I said though, it's just one tactic you can use.

Another tactic is to say you will raise the rent to 1600 with the heat included.

Very few investors use this tactic and I don't know why.
