I'll refrain from commenting on the code situation, but suffice to say that I am currently precluded from both working on the house and not working on the house, hahaha.That being said, they allowed me to pull my own demo permit, after I sought pre-inspection approval by the Department of Buildings.

In this case, it is a line item that changes based on the scope of work at each project and each project will often have unforeseen expenses associated with the demo.

We're finished with demo and permits have been approved. 

It looked scary but it easier when the demo was done by the previous owner.

There are some things you do not know until you demo.

Just a suggestion but maybe you can use him for the more detail oriented work (like finish carpentry) and hire out the grunt, less skilled work (like demo and rough in framing) to a younger, cheaper contractor.
