I think I'm correct in my reply to you, but I would feel better if you contacted a LANDLORD/TENANT lawyer, not a regular lawyer, they don't know Real Estate Law, and get a solid answer that will help you sleep tonight, and your tenant too.I have had many of these situations, and always left the creep on the lease. 

I'm out making sales calls but I'm going to review this more tonight.

after i posted a 3 days notice the tenants just contacted me tonight  and he gave me 40% of the rent and he said he gonna pay another 20% in Friday.  

I have just told her again tonight NO and sent her a list of other places to rent in the area, but after reading all the posts on pet policy on BP, I am aware that I might be in violation of Fair Housing.

I was leaning toward using a local attorney but after reading some tonight, it has me wondering if I should go the other route.
