The rider I pay for, is for up to around $4,000 for a hotel, in case I have to find temporary housing.When I was a resident manager, we did not require renter's insurance.

So, you might start there - ask them to find comps on Craigslist and then you'll lower your rent.If you decide to really cut it since you can afford to - I'd make it a written temporary thing, maybe month by month as you go along, so they don't start to think it will be lowered forever.

Some industries will have temporary damage and some may never recover to what they were 3 weeks ago - commercial RE comes to mind, employers may not see a need for office space when the smoke clears.

You'll ask specific questions because you already know that that type of rental will cash flow for you, and you want to rent to students (as an example).Or maybe it will be that you want to rent to temporary contractors or AirBnB.Then, an agent can do the searching for you for the property you want, without you having to scroll though listings on the MLS that don't have enough photos, etc.But, to ask an agent to figure out the above, I think is asking too much.
