To me, that in and of itself, is a clear signal the market is stretched....I am waiting for a correction.....Maybe no crash, but definitely correction

Stay well within your price range,but after a house or two,you can stretch your comfort zone a little to expand your knowledge base.  

And that area is not worth $75k/door by any stretch.

Hey Maddio,One way to stretch the 5 mortgage rule is to put 5 under your name and 5 under your wife's name if they let you do this.  

Although 20k would be a stretch. 

I have contracts in place with large universities and colleges along with a track record for my business model stretching back almost a decade.My strategy has been to buy or build my own multifamily property believing that at today's cap rates I can really force some appreciation through my program.  

So half an acre and you can build a structure on 20% of that would give you somewhere around a 4,500 SF building if you stretch it. 

I'm not a wholesaler by any stretch, but  enjoyed and learned from your post.  

I don't stretch carpet or mess with concrete. 

Needs nothing except a little paint and the carpet stretched.
