And if you don't find out until they move out, and their deposit isn't enough to fix the ruined floors...I think addenda, even if they're just informative, regarding mold and bedbugs and pest control, etc., are a good idea.  

Last thing you want to do is come in to find that someone left a spill on the counter all night and the counter is ruined.

But, I'd also say that another reason you don't allow them is because they ruin a yard.  

She was literally going to the beach with her friends on the weekends while her rental was falling into ruin.  

My fear is if they do something that damages the house (flood, fire, etc) my stuff is ruined too.

We put her in a vacant unit and helped her move into it, and paid a doctor bill of around $50 and bought her a new rug, which she claimed was ruined from plaster dust.  

I can't imagine they would risk ruining their credit score on a rent payment.

Hi All,After inspecting the attic and talking to the tenants, who were generally very calm about it, I discovered a thin layer of soot from the original sheathing material on most everything in the attic.The main thing that is claimed as ruined is a baby mattress for the crib, which I offered to replace.

I also have hardwood floor's in my properties that are quickly ruined by large dogs.
