Replacing a 40 year old ugly/cracked/corroded/painted over fixture with a modern $10 fixture with a bright LED bulb really improves a hallway or bathroom. 

Your existing ceilings between units should be 5/8" fire rated drywall suspended from resiliant channel to meet modern fire code.  

With modern efficient appliances and lighting, it's hard to throw a breaker.

Those new ultra modern condos aren't for the locals, yes there are some young professionals moving down for jobs, but many of these condos sit vacant since they are purchased by foreigners as a way to park cash.

You mentioned you are near the business district, is it viable to finish them either upscale and target executives or modern and target young professionals?  

There are some beautiful modern builders in the area.

For a rental that is a nice building, modern features, contemporary design - it tell's their friends who they are.THREE: new - smells new, looks new and feels new.

I would try to make the house look as modern as possible to appeal to your future guests.
