There are pitfalls, but if you work with an investor with solid track record and integrity, you are mostly there.

Invest with seasoned sponsors with long track records and ones with integrity that align their interest with the investors.

I would be all over that foundation and checking the structural integrity of that property. a crack like that had to have been caused by large amounts of stress in a place where there shouldn't me much stress.
