Looking at this from a business standpoint, I would prefer that tenants in my properties not have lethal weapons at their disposal because they are inherently dangerous.Life is complicated and I genuinely appreciate that there are widely divergent views on this issue.

She's no pushover, but she is just a genuinely nice person, as well as efficient.

Plus they have to provide you with a genuine receipt of the repair and it must be on an actual company invoice that did the job. 

Once you have explained that, you thank them for their input and genuine concern, you would also ask that they restrict any negative comments they have, because it takes away the joy and excitement of this new venture.  

My initial plan seems to resonate with what many said, higher % on the main fee and less "nickel and dimeing" I did want to use my own maintenance group so I can capture that revenue stream but be competitive in price with outsourced labor. 

If it resonates with her and she develops a passion for it, then great.I agree the Rich Dad Poor Dad books are a good read, especially "The ABCs of Real Estate Investing" by Ken McElroy. 

It's usually cheaper and also feels more genuine, at least in my opinion it does.

And you can do that in a diplomatic way, while smiling (genuinely).  

Politicians can talk all they want about more low cost housing, but they aren't being genuine. 

If it's genuinely intended storage or utility basement, non-heated, then it's not living area.
