@Zak Marinko the danger with stats is that they can tell just about any story you want.

If the tree is unhealthy or otherwise dangerous (i.e. large broken branches hung up and at risk of coming down), then you’ve been put on notice and will be responsible for any damage caused, so it would be in your interest to get it taken care of. 

Remember, they live in the places where it is most dangerous to list - those reasonably dense suburbs that have been steadily getting worse. 

On investing, all I can say is with each deal I made fewer mistakes.

Also, if the notes are not for owner-occupied properties, there are fewer hurdles typically.

I've seen quite a bit of it warp and other wise fail but the newer versions seem to have fewer problems.Wood decks are cheaper but they can have just as many problems and require on-going maitenance.

They let their emotions get the best of them and that is VERY dangerous.

I think these units are 2BD 1BAs, but having one fewer bathroom wouldn't knock the rental value down 35%.
