This woman was just like your tenant and finally after she concocted a ludicrous story about the upper tenant, I sent her a notice to vacate.  

Got back with the woman and sold it to her for the 10k.  

One a 22 year old woman, and a 18 year old gay man.The 18 year old man was 17 when the contract started, and his mother co-signed as a guardian.Both tenants are polite and up until now they seem to get on well.1 month into their contract you get a complaint from the 22 year old that the 18 year old's room smell of weed.

In fact I bought my first rental in 2003 when as a result of seeing a woman putting a FSBO sign in her yard as I was delivering her mail, we spoke for a minute and then after work we worked out a deal. :)

This woman is a paralegal and is just waiting for me to screw up.....

The previous owner was a woman of failing mental health and memory.

Just over a month ago I was ready to get tenants in my first SFR and I'd been going back and forth with a woman from Craigslist that was offering to pay double the security deposit and two months' rent in advance due to lack of credit and rental history for herself and her boyfriend.

Sometimes on Christmas Eve, we take them a bottle of Vodka just as a Thank You and since the holidays can be stressful for parents...also being available to them answering calls & rectifying situations in a prompt manner,being a woman/landlord of my word.

Currently in a similar situation with a tenant that has been my tenant for over 2 years..in the past I have worked with her and she has been a woman of her word..this month no rent, every week she tells me that she will have all of the rent next week..well needless to say..she hasn't paid April rent Evicition paperwork filed-court date May 14th) with May being next week, our thought is if she hasn't paid April..she isn't gonna pay May, unless she can pull a miracle.
