You don't have to rent to anyone who is rude to you, or mean to their spouse in front of you, or whose children are out of control screaming up and down stairs, or who smell of pot or cigarettes or who appear high, etc., etc.You also can deny anyone who lies on an application or who doesn't complete it.

Like, "I'm looking for a SFR or multi-family building with at least 4 bedrooms in zip code 12345 within 1.5 miles of the college campus, with simple roof lines, so if it needs a new roof, it won't be super expensive, preferably a rambler and not a multi-story, with a detached unit that could be converted to an ADU at some point, with off-street parking, preferably with gravel and not cement in bad condition that will need to be repaired."

If you're genuinely afraid she's going to shoot you on your way up the stairs and want to use that to get her out, though, I'd recommend you move out now; staying around and saying 'howdy' as you pass her in the hall isn't a great way to show the seriousness, on your end, of these death threats.Let us know the solution!
