The other 2BR was downstairs with the larger kitchen.Through the years, doing residential rentals, I ran across professions needing private offices at home, but seeing a limited number of clients such as a psychologists, an architects, so the extra space on 2 floors can be configured to suit these clients.

We got the architect involved who then went to get a permit retroactively.

This education may include paying a contractor a couple hundred bucks to walk through a property with you, take notes and ask questions.If you expect us to be the architect, the designer, the inspector, and the contractor I think a small fee is pretty fair.Giving the right estimate has nothing to do with it, contractors have different overhead costs (more professional ones may have an office staff, professional office/warehouse, ect.), different labor costs, It really all comes down to you get what you pay for.  

The building is currently being designed by an architect, and I am a General Contractor so I will be handling the construction.

We are doing some previous learning but hopefully we will close our first deal within the next 3 months.I have a financial background from the school and my job and she is an architect with experience working as General Contractor for office and residential projects.I really appreciate the community all of you guys have created.

offering to do some leg work on orders or maybe clarifying an RFI or something with the architect.

That being said, I do have some need for an interior designer/architect when I am doing additions or moving walls to create new spaces.
