I, and many others, think that getting into the commercial space is a great way to accumulate serious wealth.

I was waiting to accumulate enough cash to be able to pay off the mortgage if the bank takes the unlikely step of calling the loan as a result of the covenant breach.  

The cash flow is an added bonus, and helps to perpetuate the cycle of accumulating properties.In my area, one can get $200-300/mo + cash flow (after the above mentioned expenses), but you will be in less desirable parts of town and have higher tenant turnover, evictions, and outstanding debt.

I'm invested in a couple of funds myself which I like (Broadmark and Arixa), and also have accumulated a list of 13 more including a spreadsheet of key statistics to allow comparing them at a glance.

Also, there is a clause on interest on additional rent accumulating at no more than 18% interest. 

Note: My current strategy is the accumulation of passive income multi-family rentals. 

We hope to be able to pay for that with capex reserves and cash flow as we start to accumulate some cash.

Not totally closed to BRRRR if the numbers work, but we don't necessarily want to accumulate more SF right now (eye on the MF prize).  

If your strategy is to accumulate properties here are a number of ideas.Bring in a partner who can help with funding/credit.Use commercial loans DTI won't matter.
