Well, I just went by tonight to drop off a door I am replacing (for another tenant and put it in the basement for the time being) Low and behold, the dryer was running and the washer had wet towels in it.

I’ll send him a reminder again if it’s still there tonight and if not I will start to see if I can charge him a small fee or something.

If it was in the application phase I would handle it one way, but since he has a signed lease based on his application I am unsure what to do.To add to my concerns and time constraints, he texted me to say that they are arriving in town tonight and want to know if they can move in instead of waiting until Thursday.Any advice from more experienced landlords would be greatly appreciated.

Gotta love it when the tenant calls and demands a repair tonight because they have no clean clothes for the morning.

LOL, I'm sitting here surfing BP because I couldn't find anything good on Netflix tonight I wanted to watch :-)Yes, I would want them calling me for every little thing until/if I believe I can trust them.One of my favorite examples.

I have a meeting with the hoa tonight in which fines might be assessed against me for noise made by my tenant.

Some send us a text when they have the money and we tell them when we will be there (we'll come by between 6pm and 8pm tonight).  

@Zach DavisGreat suggestion -- I'll check the lease tonight to see if it does not allow for businesses.
