Don't loose sleep on it, but you could perhaps consider smaller household for this unit when they come vacant. single person or couple without kids would be better. of course you need to follow the fair housing rules.

Garages don't have residential depth slabs - and they will make you dig down to reinforce that slab to bring it to the appropriate strength (I know - how does a household need a heavier load capacity than a car?).

Cost of furnishings - luckily in our market the majority of properties come fully turnkey meaning, I write my contracts like so: Personal Property included with the sale, any furniture, décor, lamps, kitchen and household wares, linens, electronics, appliances, all patio and deck furniture, fire pits, hot tubs, rugs, currently located at the residence at no additional value.

You can go by median household salary , I think its $80k, so what ever top 30% is in OC that a good indicator.Last crash was due to the load process and people claiming to make what they didnt really make, it was the same thing that  led to Great Depression, the loan process has changed, so this correction is going to be town buying), or an unemployment crisis.
