This month I met a lady at the window store who is a Century 21 Agent with a Crew of 37 who has done 200 Flips in Tampa this year and has a List of 120 properties for sale who drives an old Range Rover instead of a BMW like most of the fancy Agents I meet up with.

Im not trying to be really fancy.

The more fancy you have to get to make a deal work the more risk you are taking on. 

I dressed up, shined the shoes, and spent the money I had left meeting face to face with people I knew had money.

I went to one of those fancy guru courses and they said if I did get my licence I need to disclose this when I am making the deal...is this true, and does that adversly affect any deals?

I should write a book and take some caffeine pills and get all excited about it. maybe dress up like that guy with question marks on him that tells everyone how the government will pay for everything.

Look for shappy work, no permits, fancy looking surface items like light fixtures and backsplashes....but cheap underlying construction.

Honestly, I believe it's just another fancy word for the same thing, wholesaling.I'll keep an eye out to see if it goes anywhere or becomes popular, but I'm staying clear of it.
