We subbed out the trash/demo, subbed out the crazy electrical mess in the basement with my electrician, subbed the landscaping, subbed the flooring, and then had one of the GC's I use and trust finish everything else (paint, cabinets, base/trim, doors, hardware, bath stuff, plumbing, etc).If you are asking for their contact info, ill pass along my subs, but not this GC :)

For example your tornado example 2, if you could show it was totally destroyed, you could get the full 80k, but would be responsible to either demo building or replace it Otherwise, you would be insuring 23% of the building (80/350) so would only get 23% of repair costs.

YouTube/Google has been a good friend of mine through out the years and BP forum.Each project I am more hands on meaning, sheetrock, painting, laying carpet and tiles, measuring, and shopping for materials- we typically let the skilled people do the electrical/plumbing if needed and although I am present during the demo part-I haven't learned to handle the bigger heavier tools .
