Congrats on the newborn, I'm glad you're preparing for the future by looking to invest. 

Never rented to anyone without an income that wasn't a child and really hadn't considered it - strange as that sounds. 

I sent them a link with a non-chemical alternative method to use a less harmful way to get rid of them, and suggested they take one to a nursery to see if they actually ARE dangerous, advised to supervise their child and dogs, just like they would in a local park, but I'm not about to run back and forth to the property everytime a naturally-occuring plant pops up on the lawn.   

Mention driving distance, you're biased against people too young to drive, visually impaired people, people who suffer from alcoholism and lost their license, poor people who lost their license because they can't pay child support, etc.

I would think pretty rare that only child has parents that were only children and their parents only children, never married, with no children. 

Is it in my best interest to add the newborn to the lease as soon as possible?

It also wouldn't be a bad idea to find a market where you have a cousin, went to school in, visited a lot as a child, etc.  

I recently went to my property to inspect and prep it for new tenants and found that the old tenants had let their child do some sort of project on the granite counter which left some bad ink stains in a variety of colors (very noticeable). 

Title policy has to be fully clear of child support/utility/federal/tax... some liens do not get wiped by the auction.
