It will take months for the buyer to complete due diligence, put together financing, engineering/impact studies, surveys, architectural… In my opinion, you need to show them that the building is empty and that you are in a position to complete your end of things.

A few years ago their estate sold the rest of the original tract, and the legal description for that sale reads, Beginning at the Southwest corner of [blah, blah, blah] except [parcel deeded to church].A survey was done, and besides the completely nonsensical property description, in the original plat of that neighborhood, which was never officially changed, the city had planned a street right through the garage.

I try to stay on top of where the rents should be and do at least an annual survey and increase them accordingly as needed.Since COVID hit, all of my tenants have been paying rent on time (even the ones who have had their hours reduced or eliminated completely).

Ok just let the seller know that you need more time maybe the lawyer is moving slow on the title search, maybe it's a survey issue idk but you need time.
