I'm not here to discourage anyone from using the AP laws in their state, however I believe it's the tool of last resort to cure title and should only be used by a pro who is willing to pony up $25k - $150K+ to remain in the legal battle fighting the good fight.

Call around until you find a traditional lender that can tell you about what "continuity of obligation" is, can spell it without resorting to google, and that can tell you how and why the recent FNMA guideline change will work out to your advantage in this scenario.

Claim they are violating your rights because they did not like you.2)  Say you believe the contractor damaged your building to lower your property value because of a potential eminent domain case because someone at the city does not like you.3)  Explain to them that the city should not damage the property in any manner because you might ask that it be returned to you as part of a 42 U.S.C 1983 claim.4)  Explain to them that you will be morally obligated to give notice to any potential buyer or anyone providing financing of the potential litigation.5)  Explain to them you would love to save everyone the years of time and the fortune in legal fees but now that the city has resorted to violence, it is hard to imagine them paying a fair price.That is what I would do if they were mean to me and damaged my building with an excavator.
