I'm about to get my first leases signed (for two 5/1 moving-ins and one 6/1 move-in) but I'm out of the area today and want to get them signed tonight.

I used the f word a few times when taking about to so some other investors tonight :) lease writing, let's do it.

Also, they think without the AC, they can't sleep tonight and hence cannot go to work tomorrow due to being too tired from lack of sleep, plus they have to eat out because they can't cook and risk warming the kitchen any further.  

Tonight, I JUST received another email from them, not only did they completely ignored my email and my request to go in the house and take pictures of the walls, but now they are asking me if I could go fix the wobbly door handle of the oven...Our lease states that appliances are left in the house for the tenants to enjoy but landlord assume no duty to repair them if they break. 

When I asked him today when he was going to get the rest out he said tonight.  

I've tried all options, and tonight I tried clearing everything, starting with a nice fresh, cold laptop (fast Mac) and the same thing happened.  

I am going to have a family member drive around tonight and hopefully find some comparable houses without driveways  (hard to find on zillow) and then do some more research

Found out tonight that the wife is leaving tomorrow morning with the kids.

She said she would talked to him about it again tonight.
