Generally if a healthy and well maintained tree falls over, it’s not considered the fault of the property owner and any loss is the responsibility of the person who suffered the loss and their insurance.

What he learns here is that every time the rent is late he will get an eviction notice, the process won't stop until he's out or the rent is paid, and he will suffer a walk through and pay for the associated attorney fees.
