SEO is only useful when you are ranking 1 or 2 on Google for the right keywords.Or I should rephrase.

Do you think it makes any difference or is just google ranking that drives website traffic? 

In general a 2% ctr is considered pretty standard, unless you are specifically targeting low ranks.  

It took about 2-3 months for my site to be ranked #1 on page 1 of the organic search results, which are below the Google Ads.

Then they remember the sign says we buy houses and look it up for the area they are looking and your ranked on search engines with that name and city you will be the first to pop up on the internet and most likely get the deal.

It is very difficult for new investors to rank for the top search terms in their given markets.

@J Scott With a sub four thousand  Alexa ranking I bet the numbers are very low.
