You cannot garnish wages in Texas so that is a moot point and collecting a judgement is also extremely difficult.

You can look up the original mortgage value in the public records and use an amortisation table to estimate how much is outstanding (you´ll know the exact amount when a judgement follows the lis pendens).

If you were to evict, I would suggest a money judgement from the court as well; this will help ensure you're paid from any late charges that are owed from the tenants.
