You cannot garnish wages in Texas so that is a moot point and collecting a judgement is also extremely difficult. 

It's nice to be able to actually read about the case (the original judgement, the appeals and the turnover).

The deficiency judgement thing seems to be a pretty big deal if anything ever turns bad.  

Many landlord non-payments never go to judgement so they don't appear on a credit report. 

You get can ask for a judgement, so the court mandates they pay you rents owed.

You can look up the original mortgage value in the public records and use an amortisation table to estimate how much is outstanding (you´ll know the exact amount when a judgement follows the lis pendens).

Clearly you're the overly sensitive one here when you're ranting and raving about how bad HELOCs are and making poor judgements and assumptions.

If you were to evict, I would suggest a money judgement from the court as well; this will help ensure you're paid from any late charges that are owed from the tenants.
